오늘은 은행 대출에 대해서 하겠습니다.  보편적으로 loan은 보통 student loan (학자금), personal loan (개인용), commerical loan (사업용), 그리고 mortgage loan (주택 웅자) 등이 있습니다.  오늘은 주택 융자에 대한 것입니다.  미국은 보통 집을 살때 전체 집 값의 몇 % 만 먼저 내고 (down payment) 그리고 나머지는 은행에서 돈을 융자 받습니다.  주마다 다른데, 가령 New Jersy의 경우는 전체 집 값의 20%, California는 적게 3%까지, 혹은 잘하면 downpayment 없이도 가능한 경우가 있습니다.  은행 loan이 잘 안나올수도 있지만...   -_-    그리고 나서 집을 사면 그후로 은행에게 다달이 불입금을  (monthly payment) 냅니다.  보통 30년 loan 이고 돈이 많으시면 가끔은 15년도 하십니다.  물론 년수가 짧을수록 이자율이 (interest rates) 내려 가겠지요.  ^^
